MARKET POTENTIAL
A survey was distributed in April 2003 to students, faculty and staff of Wayne State University to identify housing and retail demand. A total of 1,600 responses were received representing 4.1% of the total surveyed population. Their responses indicated the following:

84% of the respondents indicated that they would like to live on or near campus.
73% are interested in purchasing a condominium or town home.
The respondents said the most important housing amenities are a security system, on-site parking, air conditioning, internet access and laundry facilities in the building.
The three types of retail that respondents said were most important are grocery stores, drug stores, and banks.
Respondents said they would spend the most weekly at grocery stores, apparel stores and moderately priced restaurants.

DEMOGRAPHIC TRENDS
The University Cultural Center Association Targeted Area for Development (area bounded by Mack, I-94, I-75 and the Lodge) includes five census tracts. Between 1990 and 2000 the total population increased in all but one of the five tracts. The female population grew significantly in all but one tract. The number of persons over 65 decreased in four out of the five tracts, while persons under 20 increased in four out of the five tracts. Persons between the ages of 25-44 are still the largest age group in all five tracts. Renter occupied units remained fairly stable while owner-occupied units increased in four out of five tracts.
